Mazarron Again
The town and port of mazarron, on Murcia`s Costa Calida, offer the visitor a wealth of artistic heritage and an interesting variety of leisure possibilities on the shores of the Mediterranean. The first foothills of the Sierra de la Almenara mountains, a mining area since Carthaginian times, shelter mazarrons bay. More than 35 kilometres of unspoilt beaches, coves and rocky sea beds make it an ideal place to soak up the sun, do water sports and go scuba diving and try the local cuisine. In the port, around the fishing port and fish market, the traveller can get a taste of its seafaring tradition. Very close by are the defensive towers of Cumbre and Caballos. The Ciudad Encantada (enchanted city), sandstone shapes sculpted by water and wind, is another place which must not be missed. And three kilometres from the sea stands the village of mazarron. Outstanding from among its buildings are the Mudejar coffered ceiling of the church of San Andrés, the convent of Las Purísimas and the ruins of Castle Vélez. Economic development at the beginning of the 20th century led to the construction of emblematic modernist buildings in the Murcia region, such as mazarron City Hall and the Old Cultural Association.

Spanish Property in 2007 Boom or Bust? You Decide
Consolidating the collective knowledge and experience of three top spanish property experts, Nubricks.com launches The Great spanish property Debate, its most informative overseas property podcast to date designed to put the record straight, on what the future holds for prospective buyers and sellers of property in Spain. Southampton, UK May 31, 2007 — Overseas Property Hub, Nubricks.com, today announces its second Spanish podcast ‘Great spanish property Debate’. This hour-long show contains information that buyers, sellers and owners of property in Spain all need to hear and forms the next instalment in Nubricks second overseas property podcast series. “Our podcastees are professionals who have an impartial, bird’s eye view of the spanish property market” explained host Adam Samuel, Nubricks resident podcaster “resident ‘spanish property Doctor’ for the Sunday Times Mark Stucklin’s wealth of spanish property knowledge, Martin Dell’s attention to spanish property search and statistical detail with Kyero.com and the market analyst expertise of Aguirre Newman Wynn Williamson, combine to offer three unique perspectives on the business of spanish property and whether it will boom or bust in 2007.” Nubricks recent blog on Astroc Mediterraneo’s plummeting stock price is part of a spate of media coverage the spanish property market has recently received, some of which has painted an excessively dire outlook hinting at a possible property market crash in Spain. “People have heard about maybe a property crash in Spain which is not the truth that was a misrepresentation of a stock market adjustment” clarified Mark. Longer standing issues such as Costa del Sol corruption and the land-grab issues have seriously dented property buyers’ confidence and indeed sellers”I would argue that a lot of it is pretty over hyped, but hasn’t helped to encourage people to invest their life savings in Spain right now, which undermines a very strong desire — especially amongst British buyers — to buy property in Spain” Martin is frank “come and take a look for yourself, I think the opportunities are certainly there, I think there are several very distinct markets in Spain and probably many, many micromarkets” and gives Adam the exclusive scoop on a new set of analytics due to launch on Kyero.com soon which measure an area’s popularity. “The results of our popularity indicator are quite surprising. In terms of pure volume of activity Granada is the most popular province” reveals Martin who goes on to reveal which provinces are up and coming hotspots and those locations losing popularity. This educational spanish property podcast touches on all aspects of property in Spain in 2007; •What conclusions we can draw from online search trends •How the new Ley Suelo will improve urban planning, leading to better designed developments responding to demand for example, for more properties with golf courses and public infrastructure •Advice for individuals with properties in Spain to sell •What areas prospective buyers should keep their eye on Wynn hints at an untapped market “garages are very profitable in a lot of major cities like Madrid and Barcelona, even some smaller places like Salamanca and Tarragona”. It is no secret, interest in spanish property is declining but interestingly it is the number of non-serious people that has declined quite dramatically. People buying, just for utility reasons — to have a home to use, in the sun — stayed constant over the last year to two years. As for price per square meter of a property, according to Wynn “we are still seeing increases across Spain, but the increases just aren’t as much as they were previously but over time, we’re going to see prices start to rise again.” Mark concludes, “Spain is not a meltdown market where property is being given away free. When you really boil it down to what do you get, what you get in Spain is a much greater overall package and value than in what they refer to as the emerging markets, I think Spain has got no competitors when it comes to quality of life in the heart of Europe, in a nice climate. I just cannot believe anyone would lose money on good quality property in Spanish coastal areas over 10 years.” There is a common misconception that now property in spain is all just low-hanging fruit ready to be picked, almost at throw away prices, but this is not the case as long as Spain remains the top market for Britons buying property abroad. The Association of International Property Professionals 2006 International Property Market Report shows of some £20 billion spent on overseas property by British buyers in 2006, nearly 1/3rd of the overseas properties bought are in Spain, further compounding the evidence, the Scenari Immobiliari Outlook for 2007, revealed Spain enjoyed the highest increase in real estate turnover in Europe last year, with growth of 8 per cent in 2006, compared with 3.9 per cent in Europe as a whole.

property is still a good investment
Theodore Roosevelt, one of the richest men of all time made the statement, “Real Estate is the basis for all wealth”. Currently there is a lot of talk whether property investment in South Africa and also as a whole is still a good investment with advisors having conflicting views. Some advisors would advice you that if you are already a home owner you should not put your money into more property as you are not diversifying enough. Others say that buying property is one of the safest investments that keep up with inflation. property ownership in South Africa is very low and volatility in the interest rates makes it difficult to buy property especially for those first time buyers. The South African Reserve Banks governor, Tito Mobweni, announced that the bank was investigating the possibility of introducing a second fixed interest rate. In the mean time it is expected that the South African Reserve bank will hike interest rates by another 50 basic points in October and with another 50 basic points in December 2006. This could influence the answer on whether ownership of a property is still a good investment. Banking institutions in South Africa this week announced the lowest growth in the property industry in six years and according to them the outlook continues to look bleak. The same with the pricing of houses, house price data continue to reflect “softening consumer activity” with `substantially reduced enthusiasm for buy-to-let properties from investors`. Experts predict a nominal year-on-year price growth of between 7 and 8% for 2007. While the battle between the advisors continues the property industry will continue producing wealth creation. property investments has consistently produced, created and even developed permanent millionaires over the decades than any other investing strategy in history. While some people make money in property others might find that it is not really for them. Best of all investing in property is not just for the rich. If you do it correctly, weigh up all your options, speak to advisors and have the desire to succeed you can create wealth for yourself. Overall people like property. Not only is it a relatively safe investment that 9 out of 10 times gives solid returns but property ownership also creates exciting investments that make the owners feel successful. How can I use property to buy wealth? Do some researches before you buy property. Choose your property carefully and choose a property that will boost your wealth Pick a good location – the better the location the more you can make Make the right choice, a house or a unit – a house on the long run gain more in value. Units on the other hand gets you a bigger rental return Make sure that the income and tax advantages cover the cost of ownership Pay market value – a wise property investor will not pay more for a property than what it is worth Getting good tenants – It is important to look around if you would be able get good tenants before you buy. Suitable tenants help you pay your mortgage Create enough passive rental income to become financially independent, this is when you are thinking of buying that next property Have means to cope financially should something go wrong Do not rely on getting a capital gain and Do not sell in a hurry According to me there is always a time to buy and a time to sell and also a time to hold. The biggest mistake is that people do not allow themselves to wait. Never be anxious or in a hurry to buy property or to sell property if you are buying for an investment. Instead, reassess your investment portfolio, your strategy or seek the advice of an advisor. If you can get the balance right you could end up owning several properties, have them paid off over time and find yourself on that road of wealth.
